Our client is an opportunistic real estate investor and asset manager with offices in Singapore and London. They currently have a UK-focused commercial REIT listed on the SGX and are seeking an experienced Asset Manager to be based in the London office. The S-REIT has a current AUM of over £500M in office assets across the UK, with plans to further grow its portfolio in the coming years.
  
Job Responsibilities
  • Formulate and execute asset management strategies and plans for our commercial (office) real estate portfolio, including leasing/marketing strategies to drive asset occupancy, optimize Net Operating Income, and realize the highest value of our assets.
  • Responsible for actively leading lease negotiations and the overall positioning of assets.
  • Prepare and manage annual budgets and reports which cover the financial performance of the asset, leasing status, and rental collection; recommending divestment opportunities and managing the sale process; assisting in the underwriting of new investment opportunities.
  • Develop and maintaining good tenant relationships to ensure high retention rate.
  • Work closely with both internal and external Property Managers to ensure that the asset is properly maintained, managed, compliant with regulations, and coordinating with external parties such as brokers and government bodies etc.
  • Other responsibilities include managing market intelligence and collating global market / industry information to ensure competitiveness of the Company’s products and services.
  • Assist in preparation and maintenance of financial reports and variance analysis, preparation and monitoring of budgets, and financial modeling of assets for the portfolio.
  • Answer investor comments and questions.
Job Requirements 
  • Degree in Real Estate, Building, Business, Finance, Engineering or its equivalent with 5+ years’ experience directly in commercial office asset management.
  • Proven experience managing a portfolio of office assets across Europe
  • Deep understanding of the Asset Manager role including experience in negotiating and analyzing complex leases, implementing repositioning and redevelopment projects, and reviewing financial reports.
  • A data-driven individual that can leverage analytics and synthesis skills to develop strategic plans that inform business decisions and achieve financial returns.
  • Strategic thinker who focuses on the big picture and engages with staff on proper ethical behavior and practices, operational, and technical matters.
  • Strong collaborator with the ability to work in cross-functional teams with external partners including development, construction, and design professionals and internally with peer teams.
